Pre-Purchase Consultation:

Whether in your place or ours, you will meet with an experienced real estate agent from Ala Carte Real Estate Services™ for the purposes of determining your specific wants and needs.

Mortgage Pre-Approval:

To be sure that you are comfortable financially, you will need to be pre-approved for a mortgage. You are welcome to use a mortgage institution of your choosing or Ala Carte can recommend a cost effective, service oriented mortgage professional who can provide a mortgage pre-approval at no cost to you.

Property Search:

Both you the buyer and your Ala Carte agent would search for a property that suits your needs. Your Ala Carte agent can provide you with immediate notification of new listings on the market. These property updates can be emailed directly to you each day.

Purchase Offer Preparation, Negotiation and Acceptance:

When you have found a property that suits your needs, your Ala Carte agent would review comparable properties with you to determine a fair offering price, prepare the necessary paperwork and represent your interests in presenting your offer to the seller.

Attorney Approval and Inspections:

After your offer has been accepted by the seller, your Ala Carte agent would accompany you on any necessary inspections and obtain a contract approval from a real estate attorney on your behalf. You can choose your own inspector and/or attorney or Ala Carte can recommend several outstanding professionals to choose from.

Closing and Possession:

Your Ala Carte agent would then follow up the transaction to closing with you. They would also accompany you on a pre-closing inspection of the home and assist in coordinating a possession date.

Buyer’s Reward Payment:

After closing, if Ala Carte receives a 3% commission from the seller of the home you purchased, a portion of that commission will be paid to you. Your Buyer Rewards payment is based on the purchase price of your home. When Ala Carte receives a 3% commission, you would receive 10% of the commission for a home under $150,000, 15% for a home priced between $150,000-$249,999, 20% for a home between $250,000-$349,999 and 25% for a home priced over $350,000. Imagine- if you purchase a home for $225,000 your Buyer Rewards check would be $1,012.50!

Other Buyer services are available through Ala Carte. Below are some situations where our services may prove invaluable in helping you secure the right home. In addition to the services listed below, we would be happy to help you with any other needs that you may have during the home buying process. Most of our services are charged at a rate of $125 per hour or they can be negotiated into a flat fee (depending on the type of service required.) Either way, you will find Ala Carte to be an invaluable partner providing you with superior real estate service at affordable prices.

Offer Preparation

Perhaps you have found a property that is for sale by the owner and want to place an offer on it. Ala Carte can provide you with offer preparation services and can even assist you through the negotiation process.

Home Warranty

Maybe the property that you would like to buy is an older home and you have concerns over the condition of the heating, air conditioning, plumbing, electrical systems and included appliances. You can opt to purchase a Home Warranty which would provide you with protection against certain defects for a period of one year from the date of closing.
